Ribbesford House is a significant estate which presents a real challenge to repair and restore so that it can be refurbished to modern standards and achieve our client’s high expectations for its future.
Our client acquired this dilapidated and uninhabitable Grade II* Listed House comprising 12 flats in the summer of 2018 at Auction with a vision of restoring the property back to habitable condition and refurbishment to bespoke residential apartments.
Formerly a large stately home built in the mid-16th Century in an area of Outstanding Natural Beauty and near to the River Severn, Ribbesford House is no stranger to adaption and extension having undergone several large scale adaption and reconfiguration schemes throughout is lifetime. The last adaption occurred in the late 1940’s following the vacation of the Free French following the end of World War II when the property was converted into 12 residential flats.
The lack of investment and maintenance in recent decades saw the estate fall into decline placing the property on the Heritage at Risk Register. Following the collapse of part of the property in 2017 the property was sold at Auction in 2018.
The property has a vast amount of complex building defects to resolve along with many environmental and ecological issues to address before refurbishment can begin.

• Environmental reports obtained
• Archaeological investigations & Historical Recording
• Bat surveys completed and Mitigation license obtained
• Listed building consent obtained – Phase 1 works
• Full building scaffolding erected to perimeter
• Render removal and structural repair
• Safe retention of collapsed building to permit internal clearance of rubble and debris
• New infrastructure laid for upgraded electrical services.
• BT line redirected off collapsed building
• Extensive window refurbishment/ replacement – on hold due to Covid
• Roof structure repairs/ replacement – on hold due to Covid
• Oak trusses, wall plates and purlins all replaced by crafted oak sections.
• Extensive chimney repairs/ rebuilding – on hold due to Covid
• Extensive Stone repairs to external window details and chimney stacks – on hold due to Covid
In April 2020, the project came to a stop due to the Covid-19 Pandemic and subsequent Lockdown. The site is secured and monitored but no additional work has progressed. It is anticipated that the project will commence again in 2021 when the effects of the pandemic on business will hopefully abated
